What does a house clearance cost on average?
For a whole home, a house clearance in Belgium most often costs between €900 and €2,500. A studio or a small one-bedroom flat with little furniture sits at the bottom of that range. A terraced house with three bedrooms, a full cellar and an attic of boxes moves towards the top.
For a single space we work with a range of €250 to €600: a cellar where things have collected for years, an attic under the roof, or a garage the car has not fitted into for a long time. What such a smaller job involves is described on the page about cellar, attic and garage clearance.
These are guide prices, not a rate card. Two homes of the same size can receive very different prices because one is half empty and the other is packed to the ceiling.

What is included in the price?
The fixed price covers the whole job, from the first box to the swept floor. Nothing is added once the day is over.

- taking everything away and having it processed correctly

What is not included?
Deep cleaning is not part of a clearance; we hand back broom-clean. The loading bay on the street is requested by you, from the city or commune; we tell you the length and the date. Any fee the city charges for that is paid directly to the city.
Why do some companies quote less?
Several firms that rank for house clearance in Brussels are antique and second-hand dealers. Their model is to buy what has resale value and deduct it from the price, or to clear for less when there is something worth reselling. That can work for a house full of antiques. It works less well for an ordinary home, where the dealer takes the best pieces and the rest is priced separately or left behind.
We work the other way round. We do not buy your furniture and we do not depend on what is in the house: you pay a fixed price to have everything removed, and the whole property is cleared. If you own a valuable piece you would like to sell, sell it before the clearance.
Which factors set the price of a house clearance?
Four things decide where in the range your price falls. Volume weighs most: how many cubic metres of furniture, boxes and loose items have to come out.
Volume
A bedroom with a bed, a wardrobe and a chair is empty quickly. A living room with an oak wall unit, a three-piece suite, hundreds of books and boxes along the walls is another story. From photos we can judge quite precisely how many truckloads are needed.
Access and floor
A ground-floor house with the truck at the door goes faster than a fifth-floor flat without a lift, or a Brussels townhouse with a narrow winding staircase. Where needed we use a ladder lift, which is included. The distance between the front door and the place the truck can stop also counts.
Type of contents
Wood, metal and cardboard are processed differently from mattresses, appliances or mixed waste. The more mixed and unusable the contents, the higher the processing cost. Furniture that can be reused lowers it.
Timing
If the property has to be empty at very short notice, for instance because the keys go back to the landlord the day after tomorrow, we plan it as an urgent clearance. That costs more than a clearance that fits our normal schedule; how much more depends on the situation.
How do you get a fixed price from photos?
You get a fixed price by sending photos of every space that has to be emptied. Take them from the doorway so the whole room is in the picture, and include the cellar, the attic, the garage and the garden shed.
Add the town, the floor, whether there is a lift, and anything that must stay behind. We then send one price for the whole job, in writing. If the property is very full or the photos are unclear, we arrange a short visit first. The contact page lists exactly which photos help most.
Apartment or house: what is the difference in price?
A flat is usually cheaper to clear than a family house, because there are fewer square metres and often no attic or garage. On the other hand, access can be harder: a small lift, a stairwell shared with neighbours, and a cellar storage room two floors down.
A studio or small one-bedroom flat generally sits in the lower part of the range for a whole home. A large three-bedroom apartment with a storage room and a full cellar box comes out higher. What else has to be arranged in a block of flats is on the apartment clearance page.
Is hiring a skip cheaper than a clearance?
A skip looks cheaper, but then you do the carrying, the sorting and the trips to second-hand shops and the recycling park yourself. A skip cannot take everything either: appliances, mattresses and some waste types are not allowed, and a skip on the public road needs a permit from the city.

What does an office or warehouse clearance cost?
Offices and warehouses are always priced on quote, because the differences are too big for a fixed range. Ten workstations are not eighty desks with archive cabinets and a server room, and a unit with a few racks is not a hall full of pallet racking.

Frequently asked questions
Do you charge by the hour or by the cubic metre?
Neither. You get one fixed price for the whole job, agreed before we start. If it turns out to be more work on the day than the photos showed, the agreed price still stands for what was in the photos.
Is the ladder lift included?
Yes. If furniture cannot go down the stairs, we use a ladder lift and it is included in the fixed price. You request the loading bay for the truck and the lift from the city.
Will you buy my furniture or take it off the price?
No. We are paid to clear, not to trade. Usable items are passed on to second-hand shops, but their value is not deducted from the price. If you have something valuable, sell it before the clearance.
What does an urgent clearance cost?
More than a clearance in the normal schedule. How much more depends on the volume, the deadline and how many crews are needed at once. You receive that price in advance, like any other.
Can I have just one piece of furniture collected?
No, we only carry out complete clearances. A single item comes along only as part of clearing a home or at least one full space such as a cellar or attic.
