House clearance in Brussels

A house clearance in Brussels almost always means a tall staircase, a narrow facade and a street where a truck cannot simply stop. We empty flats, townhouses and offices in all 19 communes, from the attic to the cellar box, and hand them back broom-clean. You send photos and receive one fixed price for the whole job, in English.

Loading bay for the truck in Brussels

Each Brussels commune runs its own loading-bay procedure. In the City of Brussels you first request a temporary occupation permit on the regional Osiris platform, then rent no-parking signs from the city at least 10 working days before they are placed. The city places and collects them: €114.03 for the first day and €14.87 per extra day in 2026, Monday to Friday between 7 am and 7 pm, never in pedestrian zones. Ixelles, Schaerbeek, Etterbeek, Uccle and the other communes have their own service.

Recycling park: Bruxelles-Propreté (Recypark)

Bruxelles-Propreté runs six Recyparks for people domiciled in the Brussels Region; Auderghem and Woluwe-Saint-Pierre only take residents of specific communes. At Buda, Demets, Humanité and Sud the limit is 3 m³ per day, above which a flat fee applies. Household residual waste is not accepted at any Recypark.

House clearance in a Brussels townhouse

The Brussels maison de maître is built upwards: a basement, a raised ground floor, two or three storeys and a mansard under the roof, joined by one wooden staircase that narrows as it climbs. In a house clearance here, every wardrobe, bed and box comes down that staircase, or out of the window.

Many of these houses in Ixelles, Saint-Gilles, Etterbeek and Schaerbeek have been split into flats. Then the job is one or two floors, with the same staircase and usually a storage box in the shared cellar. The apartment clearance page explains what else to arrange in such a building.

Clearing your flat when you leave Brussels

Brussels has more international residents than any other Belgian city: EU and NATO staff, diplomats, lobbyists, researchers and their families. Postings end, contracts finish, and a flat in the European quarter, Etterbeek or Woluwe has to be empty before the move-out inspection.

The typical order: the international movers collect what you ship, we clear everything that is left a few days later, and the flat is broom-clean for the état des lieux de sortie. You can already be abroad on the day; the keys can be handed over by your agency. The full sequence, including reporting your departure at the commune, is in clearing your home when leaving Belgium.

Ladder lift and loading bay in Brussels streets

In the dense neighbourhoods inside the second ring, a free space in front of the door is rare. Without a parking suspension the truck stands two streets away and the clearance becomes a day of carrying along the pavement. You request the loading bay from your commune; we give you the length and the date.

If a piece of furniture will not pass the stairwell, we set up a ladder lift against the facade, straight to the window of the right floor. The lift is included in the fixed price. In the pedestrian zone of the centre no signs are placed and a passage permit is needed instead. The rules per city are in the parking permit guide.

Why not just book a Recypark trip or a bulky waste pickup?

For a few pieces of furniture, Bruxelles-Propreté's collections and the Recyparks are the right answer. For a whole home they do not fit. A Recypark takes at most 3 m³ per day per vehicle at the main sites before a flat fee applies, it does not take household residual waste, and you need a car or van and a Brussels address.

A full flat easily holds ten times that volume. A clearance takes everything in one go, sorted, without trips. How the options compare is in DIY, a skip or a clearance company.

Office clearance in Brussels

Brussels has more office space than any other city in the country, from the North district and the European quarter to Avenue Louise and the business parks along the ring. When a company or an association moves or a lease ends, desks, chairs, archive cabinets and IT must leave by a fixed date.

In an office building, the goods lift, the loading dock and the rules of the building manager decide the plan. How we handle that is on the office clearance page.

What does a house clearance in Brussels cost?

A house clearance in Brussels follows the same guide prices as elsewhere: €250 to €600 for one full space such as a cellar or mansard, and €900 to €2,500 for a whole flat or townhouse. Access weighs more heavily here: a fifth floor without a lift or a townhouse with a narrow winding staircase takes longer than a house with the truck at the door.

You receive the exact price in advance, based on photos of every space. What sets it is explained on house clearance prices. We charge for clearing; we do not buy furniture or antiques, so the price does not depend on what your belongings are worth.

House clearance in Brussels: questions

Do you work in all 19 Brussels communes?

Yes, from Anderlecht to Watermael-Boitsfort. You request the loading bay from the commune where the property is, because each commune has its own rules.

Can everything be arranged in English?

Yes. The price, the planning and the arrangements run in English, by message, so you have everything in writing. Dutch is possible too.

What if my street is in the pedestrian zone?

Then no no-parking signs are placed and a passage permit is needed to reach the door with the truck. Request it from the City of Brussels in good time.

Can you clear my flat after I have left Belgium?

Yes. With clear photos and someone to hand over the keys, such as your agency or a colleague, the clearance can run without you. Agree in writing what stays, for example the landlord's furniture in a furnished flat.
