What is a house clearance?

  1. The complete emptying of a property by one crew: every room, plus the cellar, the attic, the garage and the garden shed.
  2. Including carrying, sorting, removing and processing the entire contents, after which the property is handed back broom-clean.
  3. Extended to business premises: an office (office clearance) or a warehouse (warehouse clearance).

When do you need a house clearance?

When a property has to be empty by a fixed date and you do not want to spend weeks driving to the recycling park: leaving Belgium, the end of a lease, a sale, a move to a care home, an inheritance or a renovation. More in what a house clearance involves.

03 How it works

How does a house clearance work?

A house clearance takes four steps, from the first photo to the empty property. Everything runs in English, by message, so you have the price and the arrangements in writing.

  1. You send photos of every room

    Photograph each room, including the cellar, the attic, the garage and the garden. Tell us the town, the floor and whether there is a lift.

  2. You receive one fixed price

    The price depends on the volume, the access and what has to be disposed of. It is fixed before the work starts: no hourly rate, no surprises afterwards.

  3. The crew clears everything

    On the agreed day we carry everything out, with a ladder lift where the stairs are too narrow. Reusable items, recycling and residual waste are separated as we load.

    If the city requires a loading bay, you request it beforehand; we tell you exactly what is needed.

  4. Broom-clean handover

    Every room is empty and the floors are swept. The property is ready for the move-out inspection, the buyer, the notary or the contractor.

How much does a house clearance cost?

A house clearance usually costs between €900 and €2,500 for a whole flat or house. A full cellar, attic or garage is around €250 to €600. You get your exact price in advance, based on photos.

What does a house clearance include?

Everything that is not part of the building: furniture, household goods, clothes, books, appliances and papers, in every room, plus the cellar, the attic, the garage and the garden shed. We carry it out, sort it for reuse, recycling and disposal, and sweep the floors. The full picture is in what a house clearance is.

How do I get a price?

Send photos of every room and tell us the town, the floor and whether there is a lift. You get one fixed price for the whole job. If a property is very full or hard to judge from photos, we arrange a short visit first.

I am leaving Belgium. Can you clear my rented flat?

Yes, and it is one of the most common jobs we do in Brussels, Antwerp, Ghent and Leuven. Plan the clearance before the move-out inspection and keep what you are shipping separate. Read clearing your home when leaving Belgium for the right order of things.

What do I need to arrange myself?

Take out what you want to keep, or mark it clearly. If the street needs a loading bay, you request it from the city or commune; we tell you the length and the date. In an apartment building you let the building manager (syndic) know. The rules per city are in our guide to the parking permit for a clearance.

What happens to things that are still in good condition?

Usable furniture and household goods go to second-hand shops wherever possible. The rest is sorted for the recycling park or licensed processors. Personal papers and photos we come across are set aside for you. More in what happens to your belongings.

Can you collect a single wardrobe or sofa?

No. We carry out complete clearances: a home, a flat, an office, a warehouse, or at least a full cellar, attic or garage. A single item only comes along as part of such a job.

Is the property cleaned afterwards?

We hand it back broom-clean: every room empty and the floors swept. Deep cleaning is not part of a clearance. What broom-clean means at a move-out inspection is explained in the broom-clean handover guide.
