A cellar, attic or garage clearance is a smaller job: one space where things have stood for years, emptied in one go and swept. The guide price is €250 to €600 per full space. The work is heavier than it looks, because of steep stairs, low ceilings and contents that have become damp or dusty.

Clearing a cellar: what to expect

Clearing a cellar often means working in a low space with one narrow staircase up. In older terraced houses and Brussels townhouses the cellar holds preserving jars, old bikes, crates, paint tins and furniture that once went down "for the time being". Cardboard and wood can be soft from the damp.

In an apartment building the cellar is usually a locked storage room in a shared corridor. Then a key or badge is needed, and everything goes out through the corridors and the lift. Tell us with the photos where the cellar is and how you get in.

Clearing an attic under the roof

The attic is usually the heaviest part of a clearance, because everything has to come down a steep staircase or a loft ladder. Under the roof are boxes of clothes, old suitcases, toys, lampshades, mattresses and furniture that no longer fitted downstairs.

What does not pass the hatch is dismantled in the attic itself. In summer it is hot up there, in winter cold and dusty; the crew works with protection. Afterwards the boards are empty and swept, and any damp or loose insulation is suddenly visible.

Clearing a garage: from workbench to old tyres

A garage is quicker to clear than a cellar or attic, because the truck can often stop right in front. The volume is often underestimated, though: shelving full of tools, a workbench, garden furniture, old bikes, tyres, planks and leftovers from a renovation.

A garage box with a flat works the same way, but in a row of boxes with a shared driveway. Check whether the truck may load there without blocking others.

What we cannot take from a cellar, attic or garage

Some things may not go with the rest and need their own route, because they are dangerous for people or the environment.

  • paint, glue, solvents and drain cleaners
  • pesticides and garden chemicals
  • gas bottles and fire extinguishers
  • asbestos sheets or pipes
  • oil, petrol and batteries

How to deal with them

Small amounts of household hazardous waste go to the recycling park of your municipality, in their original packaging. Asbestos has its own rules. Mention such products with the photos and we tell you what we can and cannot take.

Clearing a full cellar, attic or garage usually costs between €250 and €600. Where you land depends on the volume, the stairs, the distance to the truck and the type of contents. A garage with mostly wood and metal costs less than an attic of mixed contents under a steep ladder.

If you clear the whole home at the same time, the cellar, attic or garage is simply part of the house clearance price, which is cheaper than two separate jobs.

Combining them with the rest of the home

It often turns out, after a first sort-out, that the cellar and the attic are the most work. For a sale or the end of a lease those spaces must be empty too: a buyer or landlord really does look under the roof and in the basement at the handover.

Is the cellar cleaned afterwards?

We sweep at the end. Drying out, mould treatment or thorough cleaning of a cellar is not part of the job.
